Client Call:
The client reached out to us after noticing a persistent dripping sound on the ceiling of their second floor. Understanding the urgency of the situation, we promptly scheduled and booked an appointment.


Prompt Arrival:
We arrived on time, prepared and ready to assist. The customer was waiting to show us the exact location where the dripping sound was most noticeable.


Initial Inspection:
After identifying the area of concern, we asked the homeowner to guide us to the attic entrance. Setting up the ladder, we climbed into the attic to conduct a thorough inspection. We discovered that the dripping was coming from the roofing deck, traveling along the trusses, and dropping onto the insulation. The wet insulation amplified the sound of the dripping, making it more audible through the ceiling. We documented our findings with pictures and videos, which we later showed to the homeowner.

Detailed Roof Examination:
Next, we inspected the roof from the top. Despite being less than five years old and made with a reputable brand of shingles, we quickly noticed significant shingle roof installation errors.

Issues Identified:
• Shingle Installation: The shingles were racked, which is against the manufacturer specifications for laminated shingles.
• Nail Placement: The nails were incorrectly placed, creating an easier path for water to infiltrate the roof.
• Skylight Damage: The skylight showed visible cracks, indicating potential for more significant water ingress.


We took additional pictures and videos of these issues and presented them to the customer for a better understanding of the necessary repairs.

Customer Decision:
After reviewing the documented issues, the customer decided to request a quote for a complete shingle replacement and skylight repair.

Quotation Process:
We took precise measurements and gathered all necessary details to prepare an accurate and comprehensive quote. Once the quote was ready, we sent it to the customer.

Approval:
The customer decided to proceed with our services, and we promptly scheduled a project start date.

Roof Tear-Off:
On the scheduled day, we began the project by tearing off the old roof. During this process, we discovered that the skylights were significantly more damaged than initially thought, being held together only by silicone.

Additional Findings:
We showed the additional damage to the homeowner through photos, and he agreed to replace the skylights entirely.

Skylight Installation:
We installed 2 new Velux Skylights, incorporating an ice water adhesive barrier around the skylight frame, and added new step flashing and flashings to ensure a watertight installation.

Shingle Replacement:
We then proceeded with the shingle replacement, using high-quality materials and ensuring full underlayment for added protection. The customer was very satisfied with the main skylight replacement and decided to replace the bathroom skylight as well, which, although in slightly better condition, was also upgraded with a Velux product.

Final Outcome:
The skylight and shingle roof replacement in East York was completed successfully, and the customer expressed great satisfaction with the quality of the work performed.
